As the closest apartment community to the iconic Truckee River in Downtown Reno, residents enjoy an unbeatable location with year-round access to riverfront activities, local businesses, restaurants, entertainment venues, and the constant energy that makes the Riverwalk District one of the city’s most desirable neighborhoods.

The community underwent a massive renovation transforming it into a modern luxury destination for urban dwellers seeking the ultimate downtown lifestyle. While the studio floor plans are efficiently designed, the prime location and quality finishes create exceptional value for residents who prioritize walkability, convenience, and being at the center of everything happening in downtown Reno. Mod at Riverwalk represents sophisticated city living at its finest.

Mod at Riverwalk came to us following their major renovation, facing a challenging competitive landscape. The downtown area was experiencing an explosion of new Class A apartment communities, with the market becoming increasingly saturated. Many competitors were offering two or even three months of free rent to attract residents, and Mod at Riverwalk’s studio floor plans meant they needed a marketing strategy that could effectively compete against larger one and two-bedroom units being heavily promoted.

The client understood a critical reality in the multifamily industry: most apartment communities struggle to compete effectively because they’re stuck with property management system-generated websites they cannot control or optimize, or they rely entirely on rental listing sites that place them directly next to their competition with no way to stand out or manage performance. Equipping Mod at Riverwalk with a community website and marketing strategy that put them in complete control was the top priority.

Our challenge was positioning the studio community as a premium choice despite smaller floor plans and intense competition from new developments. We needed to emphasize the unbeatable location advantage, the riverfront proximity that no other downtown community could match, and the lifestyle benefits of true urban living. The marketing strategy needed to generate qualified leads directly while giving the property independence from the crowded, ineffective rental listing environment where differentiation is nearly impossible.

How we helped this client come up

We developed a premium community website that showcases Mod at Riverwalk’s distinctive advantages: the closest location to the Truckee River, the walkable Riverwalk District lifestyle, and the sophisticated studio living that appeals to urban professionals. The site positions the community as a unique downtown option rather than competing directly on square footage with larger developments.

We built comprehensive lead generation and integrated the resident portal, giving the property both marketing power and operational efficiency. Most importantly, we created a flexible marketing system they could control and optimize based on their needs, breaking free from dependence on listing sites and property management system limitations.

The success at Mod at Riverwalk led to immediate expansion. Shortly after launch, Mod at Riverwalk 2 opened right next door, offering one and two-bedroom floor plans as a complement to the studio community. We equipped this second property with an equally sophisticated community website and digital strategy, contributing to a successful lease-up under some of the toughest market conditions.

Both communities achieved their lease-up goals without offering the aggressive concessions that competitors relied on, proving that direct marketing control and strategic positioning can overcome product and market challenges. The two properties now operate with complete marketing independence, able to generate qualified leads on demand without being at the mercy of listing sites or limited by system-generated websites. We’re proud to have given both Mod at Riverwalk communities the tools to succeed on their own terms in one of Reno’s most competitive apartment markets.
