We developed a complete brand identity and premium website that positions Grand Canyon Mews as the distinctive luxury townhome community it is. The branding emphasizes the unique combination of premium amenities in a walkable urban location. The website showcases the spacious townhome layouts, beautiful finishes, and unbeatable Wells District location through professional photography, amazing drone footage, and compelling content.
We built comprehensive lead generation throughout the site, highlighting floor plans, nearby restaurants and entertainment, local events, and strategic marketing messaging when needed. The platform gives Grand Canyon Mews the tools to market directly to prospective residents rather than competing solely on crowded rental listing sites. We integrated the resident portal seamlessly, allowing residents to pay rent and submit maintenance requests, supporting both operational efficiency and resident satisfaction.
Most importantly, we created a flexible marketing system that can be activated or scaled back based on leasing needs. When units become available, targeted campaigns can be launched immediately. When fully leased, marketing spend can be reduced. This control means Grand Canyon Mews doesn’t have to rely on giving away free rent or hoping listing sites will deliver traffic.
The results exceeded expectations. Grand Canyon Mews achieved 100% occupancy while securing rental rates at the top of the market compared to nearby communities, many of which were offering significant concessions. The property successfully leased up without resorting to the free rent giveaways that competitors relied on, protecting the asset’s value while proving that a distinctive product with strategic marketing doesn’t need to discount.
