Two communities leased up without the concessions competitors used.

Mod at Riverwalk is a 49-unit studio community closest to the Truckee River in Downtown Reno. We built websites and marketing for it and for Mod at Riverwalk 2 next door.

The challenge

New Class A buildings were flooding downtown and offering two to three months of free rent. A studio community needed to compete against larger one and two-bedroom units.

Our approach

We built a premium site around the riverfront location and walkable lifestyle, with lead generation and an integrated resident portal. The marketing is flexible and under the property's control. When Mod at Riverwalk 2 opened next door, we built it the same.

The outcome

Both communities reached their lease-up goals without aggressive concessions. They now generate leads on demand and do not depend on listing sites or system-generated websites.
